This apartment was created during the “gut reno” of 2002 when the floor was excavated to allow for high ceilings in the basement apartment. There are two bedrooms and two full bathrooms.
The basement also houses the furnaces & AC unit for the main floor as well as the furnace of the basement and hot water tanks for each of the three apartments. There is a laundry room outside the basement apartment that is used by tenants of the basement and ground floor apartments.
Access to the basement is through the side exterior door. There is also access from inside via the ground floor apartment.
The kitchen is fully equipped, including a dishwasher, and ceilings in the basement are generally 8 feet. There is a window in every room.
The basement foundation is fully waterproofed with multiple drains throughout. Since the renovation of 2002 there has been only one occasion on which water from outside entered this suite, and the cause of that has been rectified. It may be of interest that the sanitary and storm sewers on Palmerston Boulevard are particularly deep.
The present layout of this suite was designed to appeal to young professionals and students. It has been very easy to rent.
Although this apartment is well designed and practical, it is the least fashionable of the three apartments. For a ten week trial in 2017, it was rented on AirBnB with an average monthly rent, after fees, of $4,600. I doubt you’d average quite that all year, but it was very popular and easy!
