Originally a single-family house, 499 Palmerston has been a legal triplex for about 70 years.  18 years ago, the third-floor apartment was combined with the second floor to make the owner’s suite, and a full basement excavation was done to create a new apartment – 8 foot ceilings – was excavated.  All legal, all with the correct permits and many inspections. Apartments are separately metered for utilities with independent hot water, heating and cooling systems; tenants pay their own bills.

All systems: HVAC, water, electric have been replaced, as have all windows except for the small-paned windows on the front of the house. The ground floor should probably have at least a minor refresh.

The Ground Floor is a two-bedroom, one-bathroom suite.  Like the owner’s suite, it has a working gas fireplace and is spacious – about 1,000 square feet.

The Basement Apartment is a two-bedroom, two-bathroom suite designed for two young professionals to share.  It has also been a very successful B&B in summer months, easily rented to students during the school term.   

The owner’s suite (second & third floors) was renovated to a higher standard than the two rental units which have a more practical configuration for tenants.  

Presently this apartment is configured as a very large one-bedroom suite, with the Master Suite taking the third floor. On the second floor are a sun-room, a living room, the dining room, a kitchen, and another full bathroom.
